Found a great tool this morning. Home Gain. Check out the Seller Tools! You enter your zip code and it will then take you through a short questionnaire as to the condition of your home. You tell it which bit is show-worthy and which isn’t. Be honest; might as well. Then… it prioritizes what you ought to do first, tells you the average cost AND what percentage of realtors recommend it!! Cool eh?

It is a tough market out there if you’re trying to sell your home. But despite what you may think, it does not have to cost you a lot to polish up your house when you’re ready to sell.
1. Spiff up everything on the outside of the home. Edge the yard and plant flowers.
2. Add lighting to the interior and exterior. While it may seem like a small expense, most buyers will probably drive by your home at night.
3. Touch up paint where needed.
4. Go with neutral paint colors on the inside.
5. De-clutter and tidy up the house.
6. Pay attention to the front door. Make sure it’s spotless.
7. Deep clean the house.
8. Straighten up the basement.
9. Buy a pre-home inspection. It may cost about $300, but it will eliminate unpleasant surprises.
KMBC’s Martin Augustine reported the Pawsat family has done all nine.
Amy Pawsat’s dining room used to be a deep blue color. But not anymore. The colors are beige. Augustine reported that in real estate, beige is not a boring color.
“The majority of people who are buying are not looking for bright, happy colors,” real estate agent Emily Aylward Vogt said.
Aylward Vogt said that a coat of neutral paint is an easy way to streamline.
“So buying a can of beige paint is going to all of a sudden widen the net of people that will go into this house and say, ‘Wow, this dining room is really sharp,’” Aylward Vogt said.
Augustine reported that the Pawsats also repainted their bedroom in a neutral tone. The family also de-cluttered the home.
One place you might not think about when it comes to de-cluttering your house is your refrigerator. The Pawsats cleaned off everything except for two of their children’s favorite magnets.
“I think it was harder on the kids. They like to see their stuff up there,” Pawsat said.
While de-cluttering sounds easy, it isn’t for most people.
“It takes a couple of Saturdays and a couple of Sundays and some determination to really to get your house to the point where everybody in the world’s going to walk in and have big eyes and say, ‘Wow! This looks great,’” Aylward Vogt said.
Augustine reported that real estate agents recommend paying attention to your front door. Make sure it is spotless with a fresh coat of paint and shiny new handle. Why? It’s all about making a good first impression.

“No-one wants to be a home seller in a buyer’s market.”
And who shall blame them? A Buyers Market is when there are more sellers than buyers, and an overall lack of confidence in the market. This affects pricing, and all aspects of negotiation. A seller, if they can attract a buyer, has to do all they can to keep that buyer - in the deal - and that means giving, and giving and giving. It can be ugly. Costly. And downright horrible!
However, for all those out there who HAVE to sell… home selling doesn’t have to be a money-losing proposition. Here are 3 tips on how to beat the odds, attract any and all buyers that there are, and make a great deal.
Tip 1 — Make sure your house is the Category Leader at your price point.
That means, being the best value
Put the home into mint condition - super clean, everything working and calm
The home needs to shows easily and beautifully (with or without professional staging, remember to emphasize the home’s assets and create clear flow through each room so that potential buyers can see them.)
Show a place for everything, and everything in its place
Illustrate the lifestyle this home (and price point) enables
Tip 2 - Partner with the Realtor to Ace the Marketing
Borrow a wide-angled lens camera and publicize the home with only terrific photos (remember 85 - 90% of all home buying searches begin online with people looking at… the photos!)
Use all the spaces in the MLS listing form to identify and sell each room, under every photo
Link the photos together into a slide show with music (email me, if you don’t know) and put that on the MLS
Create a vFlyer (another low cost option)
Create a simple website of your address and add the more emotional selling features there — “the Things I will Miss Most about 194 Long Hill Drive” etc. in addition to the slide show, the vFlyer, the link to YouTube.etc.
Tip 3 - “Blitz” the listing
Put the listing (for the home you’re selling) on every website that takes RE listings - Realtor.com, CraigsList, Trulio, Edgeio, Vast, Google, RealBird, Oodle, Lycos, IceRocket, etc.
Put the slideshow on Youtube, and a piece with you and your family talking about the house
Use viral marketing techniques - Facebook, for example - and offer an incentive. This is what internet people call an affiliate program , but what the rest of us call a referral fee. Remember it doesn’t have to be money. What else do you have of value that others would like? A tour of your office (if you work somewhere cool like MTV) tickets to a sporting game, a home cooked meal, babysitting, etc.<\font>
